The Northeast Valley (Paradise Valley, North Scottsdale, Carefree) sits on a finite footprint of premium land that cannot be replenished. Three structural conditions converge to support our thesis.

i.

Land scarcity

Established corridors (Silverleaf, Camelback Mountain, Mummy Mountain, Cactus Corridor) operate within finite zoned acreage. New product can only come from teardown and rebuild on existing lots.

Migration of capital

Sustained inflow of high-net-worth households from California, Illinois, Washington, and Texas continues to deepen the buyer pool for finished luxury residences in the $3M to $10M+ range.

iii.

Mismatch of supply

Build cycles run fourteen to twenty-two months. Buyers seeking architect-led, finished product face thin inventory at every price point above the median.

Our approach

A disciplined, repeatable practice.

Each project advances through four deliberate phases. Capital is committed deal-by-deal, never speculatively, with a single integrated team accountable from acquisition to delivery.

i. Acquire

Premium lots, often off-market.

We source teardown-eligible homes on premium sites in supply-constrained corridors, leveraging deep brokerage and lender relationships across the Valley.

ii. Deconstruct

Salvage, donate, document.

Salvageable materials are donated to qualified charitable organizations under IRS-compliant valuation procedures, generating meaningful tax efficiency while reducing landfill waste.

iii. Build

Architect-led, in-house GC.

Construction is delivered through Diamond West Construction, our in-house general contractor, providing one accountable team from groundbreaking through delivery.

iv. Deliver

Finished product, qualified buyers.

Completed estates are positioned for the qualified buyer pool actively seeking architect-led, move-in-ready product in the submarkets where we operate.

A long, low horizontal mass on a generous lot in the Cactus Corridor, designed to read as a single architectural gesture rather than a stacked vertical statement. The plan organizes around a central great room flanked by a primary suite to the west and a guest wing to the east.

Patrick Horsman, CFA

Chief Investment Officer

Patrick is the Chief Investment Officer of BNB Plus Corp. (Nasdaq: BNBX) and the founder of Octopus Investments and Horsman Holdings. He has spent two decades building businesses in alternatives: capital raising, hedge funds, private equity, real assets, thematic ETFs, and digital assets.

Co-founder of Integrated Ag, a Scottsdale-based developer of agricultural land across Arizona and California, and Crimson Canyon, an institutional AZ real estate platform. CFA Charterholder; member of TIGER 21, the Milken Institute, and the Family Office Association. A Scottsdale local since age fifteen.

Ari Schiff

Managing Partner

Ari moved to Scottsdale in 2000 and built his career in mortgage finance before transitioning to direct real estate. He has co-founded and operated Integrated Ag with Patrick (a developer of agricultural land) and Crimson Canyon, an institutional AZ real estate platform.

Across two-and-a-half decades on the ground in the Valley, he has completed dozens of single-family acquisitions and renovations, multifamily projects, and entitled subdivision-to-national-homebuilder transactions.

Nick Hammond

Developer

Nick is the founder and CEO of Diamond West Construction, a Service-Disabled Veteran-Owned Small Business based in Scottsdale. Diamond West delivers luxury custom homes and high-spec commercial work: cleanrooms, laboratories, SCIFs, and a precision manufacturing facility.

A U.S. military veteran, Nick entered Arizona construction in 2005, oversaw more than $100M in U.S. State Department construction projects worldwide, and returned to Arizona in 2014 to deliver an 18,000 sf, $20M custom estate before founding Diamond West in 2021.
